Possession Day

Today we get full possession of the house! Hopefully the previous owners have all their things out!
Yesterday, I sent a friendly text to one of the previous owners. She was very confused as to who I was at first. Once we established our relationship, she said they were packing up the last of their things and just had to "get their garbage out". It was a little unclear if they would be completely out today...Riley and I  plan to check on the house this evening...

We're ready to no longer being landlords and just plain homeowners!

On a side note: The plans should be ready for us to see on Tuesday. It will be fun to go to the house with the plans and see the changes in person!

Plans: options, options, options...

Monday morning Oliver came over and presented the plans to us. They look great! The architect drew up three (maroon, blue & green) interior floorplan options and two (maroon & green) exterior elevations. Immediately we eliminated the Maroon interior & exterior and decided we love the Green exterior.

Each floor plan consists of different configurations of the following:
Main Level
• Living Room
• Dining Room
• 1/4 Bathroom
• Closet
• Guest Bedroom/Office
• Kitchen w/french doors exiting to back porch
• Pantry

Upper Level
• 2 Bedrooms
• Full bathroom
• Master suite (bedroom, full bathroom with separate tub & shower & large closet)
• Linen closets

Basement
• Entertainment room w/bar
• Bedroom
• Full Bathroom
• Utility room
• Storage room
• Laundry room

Oliver showed us the Green interior first because it is his favorite. He also really likes the Blue. The main difference between the two was the stairwell placement. The Green has a 2-tier stairwell on the side of the house with a landing on the upper floor, the Blue has a central staircase (as the house does now) with a hallway on the upper floor. Both floor plans are very livable and each has it's own highlights. This is going to be a tough decision....

The Green plan gives us a much larger kitchen and more circular flowing floorplan on the main level, but a slightly compartmentalized basement configuration with a focus on storage & utility rooms instead of an entertainment space. The layout upstairs is nice with a huge master suite and one large bedroom & one smaller bedroom. The only odd thing about the master is the closet. Rather than a walk-in (hugely important to me!) it had a 17ft long by 4ft deep closet. Great storage, but not the walk-in feeling I am looking for.

The Blue plan offers a larger living & dinning room, but a slightly smaller kitchen. Unfortunately, no room in the kitchen for an island or seating area. We really look forward to entertaining in our new house and I know that no matter what people ALWAYS hang out in the kitchen :) The basement on this floorplan is awesome. Huge entertainment space and the right amount of space given to the storage, utilities and laundry rooms. We also really love the upper floor plan. The master suite is amazing! It's half the top floor with a walk-in closet, dressing area, large bedroom and HUGE bathroom with a double vanity, glass shower, and a 7ft space for a soaking tub! The two other bedrooms are also more equal in size than on the Green plan.

At first it seemed clear to us to pick the Blue floorplan, but the more we looked at, the more we wanted to change things. The large kitchen with seating on the Green plan was sorely missed from the Blue plan, we also prefer the side stairwell and flow of the main level of the Green.

Yesterday, we told Oliver how much we love the upper & basement of the Blue and the main of the Green. We are really hoping he and his architect can work some magic and put these two floorplans together for our perfect home layout.

As soon as we get these plans settled, Oliver will need 2-3 weeks to work out all the details & get final plans complete with the architect & engineer to turn into the city for permits. He expects the permit process to be complete by the end of September at the earliest and the end of October at the latest. Once approved, and weather permitting, it will only take 6 short weeks to complete the exterior!
I'm already looking at doorknobs and light fixtures.... :)

Preliminary plans are done!

Oliver met with the architect last Friday and they went over the initial plans together. He had a few tweaks to make before we look; we're so excited to see them this week!
I'll post more after we get a first peek :)
